The Best Way to Cold Call Expired Listings
By Matt Milia · Sep 8, 2026 · 8 min read
Cold calling expired listings works when the timing is right and the message is consultative; it fails when agents treat every expired sign like a hunting trophy. This guide covers when to call, what to say in the first two minutes, and how to handle the seller's frustration with the last agent.
When to call
The best window is the first two weeks after a listing expires, while the seller is still actively deciding what to do next. Timing nuance matters: the moment the listing drops, dozens of agents swarm the same name, and sellers learn fast to screen those calls. Wait a day or two, then arrive with a plan instead of a question. A listing that expired today is a decision in progress; a listing that expired two months ago is a memory, and the message has to change accordingly.
The strategy: harvest, not spray
Treat each expired listing as research, not a random dial. Look at the listing history before you call: the original price, the days on market, the photos, the condition, and the likely reason it did not sell. Price, condition, timing, and marketing all fail differently, and your opening line is the diagnosis. An agent who knows why the house did not sell sounds like an expert; an agent who asks 'are you still trying to sell?' sounds like the fifty calls they already ignored.
Research like you are pitching the listing
The first two minutes
Open by referencing the listing itself, never by trash-talking the previous agent and never by offering sympathy as a sales tactic. The conversation starts with the facts, because the seller has been listening to opinions for months.
The opening script
'Hi [name], this is [name] with [company]. I am calling because I saw your home on [street] came off the market. I pulled the history: [price], [days on market], and [one specific note]. I have a couple of ideas about how the price and market position affected that, and it would take about ten minutes to walk through. Is that useful to you right now?'
The voicemail and the text after the call
Most first calls on expireds end in voicemail, and that voicemail is your second-best chance after the live conversation. Say the diagnosis in one line and name the deliverable: 'I have two comps for your street and a suggestion about the price position. I will send them over so you have them either way.' Then actually send them in the same hour, with a text that says what you sent. The follow-through after the missed connection is what separates a real approach from a dial-and-forget, and it is entirely in your control.
The objections that come up
'We are taking a break.'
'Totally fair. When the timing changes, I would love to share what I saw, because it may save you time the second time around. Can I send over the two comparables I pulled?' A break is a door, and the comparables keep it open.
'The last agent did nothing.'
'That is part of why I am calling. Let me show you the plan I would run and you can decide if it is different.' The seller wants a plan, not a promise.
'The price was fine.'
'Price is one input. Let me show you what buyers in the area actually compared against, because that is what decided the outcome.' Lead with evidence, not contradiction.
Follow-up that gets the listing
It is rare for the decision to happen on the first call. The pattern is a conversation now and a signature later, and later belongs to whoever stayed in touch. Run a value cadence: a new comparable every week or two, a note when the market shifts, a short call when something genuinely changes. Some expired sellers list with an agent within a month; others wait a season; the agent who is still there on the seller's timeline is the one who signs the listing.
Track the campaign like a funnel
Expired work rewards measurement: listings researched, conversations had, plan meetings booked, listings signed. If conversations are flat, the research or the opening is the problem. If conversations happen but meetings do not, the objection handling or the ask is the problem. If meetings happen but signings do not, the follow-up cadence is the problem. Twenty dials a week with honest tracking beats a hundred blind dials, because the tracked twenty get better and the blind hundred never do.
Why trained callers do this better
Expired conversations are emotionally loaded: the seller has been disappointed, is wary of agents, and can smell a script from the first syllable. This is a calling skill, not a personality gift. Our callers are trained on the research-first opening, the objection handling, and the follow-up cadence, and they are ex-pats who previously lived in the United States, so the language is natural and the tone is calm. Twelve years of sales training experience went into these scripts, and the call center floor has closed over 1 billion dollars in real estate value running exactly this kind of conversation.
The seasonal layer
Expired listings wear the season they expired in, and the message should match. A home that failed in the slow season failed in thin traffic, so the diagnosis includes timing and visibility as much as price. A home that failed in the busy season failed against real competition, so the diagnosis is sharper on price and position. The same house, the same seller, and two different seasons produce two different conversations, and the callers who know which one they are in sound like the only agent on the phone who does.
The numbers that prove the campaign is alive
Expired work rewards a simple funnel, tracked weekly: listings researched, conversations had, plan meetings booked, listings signed. Flat conversations mean the research or the opening is the problem. Conversations without meetings mean the objection handling or the ask is the problem. Meetings without signatures mean the follow-up cadence is the problem. Four numbers, four diagnoses, and each week's review tells you which lever to move. The campaign grows because it is measured, and it is measured because a calling operation that wants the listing appointment treats the phone like a pipeline, not a pastime.
// The bottom line
Show up with a plan, not a pitch.
Expired listings reward research, timing, and follow-through, and all three are trainable. Book a strategy call and we will show you the expired campaign, the scripts, and how trained callers run it while you take the appointments.
